Integrated Framing Structure Systems (IFS Systems)
Are you charged with building a structure, but running into the issues of time, availability of contractors, and cost?
Integrated Framing Structure Systems (IFS Systems) are professionally engineered Storage, Accessory Dwelling Units (ADUs), Garage Structures, or Single-family Homes that can be built in days rather than weeks.
Today's industry leaves many in need when it comes to tackling a building project. Sometimes you can't find a contractor or the contractor you want is so far out on his schedule it makes you want to give up on the idea. However, you are still in need of a high-quality structure that will meet your standards.
Our goal is to help you succeed and ‘get r done’!
Our pre-engineered framing products are delivered to your location, ready for you to construct with ease. Our IFS Systems are designed as a combination of pre-fabricated wall panels, floor trusses, and roof trusses. Each of these components are unique in their own use and are utilized together to complete your structure or integrated design.
Looking for a cost-effective option?
We offer a variety of structures already to go! These pre-planned structures include schematics to make it quick and easy for you to construct your own building. These include fully engineered designs with foundation plans, structural calculations, floor plans, panel layouts, and truss layouts.
Have custom or semi-custom requirements?
We can work together to modify one of our current plans to meet your building needs.
A Closer Look at the Components of an IFS System
Let’s address a common problem that self-motivated individuals, like you, are dealing with...finding quality materials and expertise to get it done. We have challenged ourselves to excel in these critical areas that has resulted in creating components that are superior in form and function and, of course, available to you!
The wall panels, floor trusses, and roof trusses are designed and constructed of superior lumber to ensure a smooth integrated assembly. All components are manufactured in a controlled environment to guarantee the efficiency and accuracy you’d expect in a high-quality product.
Panels
Panelized walls take the guess work out of erecting your structure. The location and size of window and door openings have been carefully planned. Modifications to these plans are available. Our standard wall panels use 2x6 lumber to offer increased strength, more efficient placement of utilities, and the ability to gain better R-value from your insulation.
Floor Trusses
Our floor trusses are a cost-effective option due to their versatility. They have built-in openings, which can be used to install HVAC, plumbing, and electrical, eliminating the need for dropped ceilings. Also, floor trusses can be designed to span farther between bearing points than I-joists, allowing for larger open rooms. This reduces the need and cost for extra bearing posts, beams, and footings.
Roof Trusses
A roof assembly is obviously a key element of any building and is typically called on to be the most versatile component of a structure. If you think about it, a roof design needs to accommodate the structural elements of snow, roofing, interior finishes, wind & drag loads, all the while, addressing architectural visions and strategically adapting for current energy requirements. Wow! That is a lot of info, we know, but it does stress the importance of this component of a roof truss.
Types of IFS Systems
There are three main types of structures that individuals want to tackle themselves. The type of building you are looking for will vary depending on your needs. You will want to consider the parameters and purpose of your structure. Once you have this in mind, you can start narrowing down the type of IFS System that is best for you.
Our Standard IFS Systems fall into one of these three categories:
- Garage, Storage Buildings, and Barns
- Accessory Dwelling Unit (ADU)
- Single Family Home
Let's dig into these a bit further.
Garage & Storage Buildings
As simple as the idea of a garage, storage unit, or even a barn can be; getting it designed, engineered, and ready for permitting proves to be challenging. We have pre-planned some standard garage sizes with a variety of elevation options to pick from saving you time and money. We know garages, storage units, and barns can range from fairly basic to exceptionally complicated. If you have something unique in mind besides our available plans, we will be happy to work with you on a custom design!
Accessory Dwelling Unit (ADU)
An ADU is an awesome way to add living space on your property. More and more municipalities are allowing ADU’s. There are many uses for these structures, such as bonus space, rental space or even a mother-in-law apartment, if you so dare! We have various designs to choose from so you can have a floorplan to fit your desired use. We also offer various exterior elevations such as Traditional, Craftsman, or Modern. If you have something unique in mind, we can offer customized solutions to your ADU. Click here to see more about models and details.
Single Family Home
As you’d expect, taking on a single-family home project involves a little more knowledge and drive to complete. However, using an IFS System for this type of project will greatly reduce the time involved in planning and constructing, making the feasibility of taking this on exponentially greater. An excellent benefit to these well thought out designs is the ability to expand from a base model. Our base models are preplanned with expansion in mind. You could expand from a 1-story to a 2-story home, add additional living space to the footprint, additional garage space, or even an oversized RV garage. These types of expansions are predesigned into a base model and can be utilized all at once or can be added onto later if circumstances require. That’s the great thing about it; you choose how far you want to go. Click here to see available options and details.
